"How did you manage to sell your house in this terrible economy?" This is the question I hear most often when I tell people that I recently flew back to Maryland to close the deal on our house. "Was it luck? A fortuitous meeting of buyer and seller? An aberration?"

"No," I respond. "It was simply that I had the right agent and what's more I listened to her at every turn." I have known Emily Mintz for almost 30 years, and I knew that when I came to eventually sell our house, she would be the one I would turn to. I started talking to her a couple of years ago about selling the house--a condominium townhouse in N. Bethesda. But for personal reasons, my wife and I decided to stay for another year. This was at the heart of the economic crisis and I watched with baited breath as the market went down and slowly sunk even further. "Have I missed the boat?" I asked Emily as we talked about alternatives. She maintained that the market would begin to improve and not to worry. Then the Obama tax rebate kicked in and Emily called and asked whether we could get the house ready for the end of March. No way, we said we hadn't even begun to move forward with our final upgrades.

The end of March came and went and we decided to take the plunge. Emily came to the hardware store with me and suggested bathroom fixtures, lights, paint color, etc we might use. She suggested potential contractors to work with from the Long & Foster web site and even came and helped choose the carpet, going far beyond the call of duty. My wife and I flew to California in June and Emily orchestrated the line of contractors who came in and out of the house. The next thing we heard was that the house was on the market and after viewing the internet pictures, I was convinced that we now had the best chance to sell.

I also listened to Emily about price. She carefully did the homework and showed me comparable sales around the area. We didn't have much to go on since not many sales of comparable properties had been completed in recent months. I began to worry the price was too high. But a few days later we heard from Emily that we had two offers. One offer was very close to our asking price. I couldn't believe that we had actually sold the house, and even now back in California following the closing, it is hard to realize that it actually sold.

The moral of the story...let the agent do the work and, of course, choose the right agent.

I want to thank you for so expertly handling the recent sale of my mother’s house.  My mother and I agree that you were professional, knowledgeable, ethical and smart in negotiating a sale with many offers.  I also know that you went beyond the usual duties of a realtor by assisting my mother with preparing the house to move and making sure she understood and was comfortable with all decisions made regarding the sale.  From having your husband help with a few odds and ends around the house, to staging and marketing it so beautifully; helping manage and “run” paperwork around to all concerned parties, including assisting with buyer financing issues, to lending an empathetic ear and escorting my mother to the settlement location and then treating her to lunch afterward, you dramatically reduced the stress level than can be associated with a move from a family home into an apartment.  You even worked with the management of her new apartment to ensure a smooth move, although you had no vested interest in that transaction.

 I appreciated the way that you were able to balance allowing my mother to make all necessary decisions, while keeping me, her daughter, in the loop so that I could advise her as she requested and/or help her be comfortable with her own instincts and decisions.

 And bottom-line, your expert marketing program resulted in multiple contracts being presented for an unusual home in a very “down” real estate market. - Dina L.

Sonha and I first met Emily Mintz at an open house.  We were searching for our first house together as newlyweds.  Being very familiar with the DC area and having individually bought and sold real estate, we were unsure of our need for a buyer’s agent.  We decided to give Emily a try as she was an excellent listener, was on point with her advice, and wasn’t pushy.

 As our dealings with Emily deepened, we became ever more appreciative that she was our real estate partner.  The housing desires of my wife and I differed which made certain houses attractive to one but not the other.  Emily quickly realized what was important to each of us and what worked for both of us. 

 Her knowledge of the housing market was expansive and timely.  For example, if we were interested in one type of house and location, she was able to suggest similar houses but elaborate on small differences (e.g. road noise, privacy, school system, commute).  She was very available in terms of seeing houses and we always went out with a plan.

 As we closed in on the house we purchased, Emily’s precision with details saved us time, money, and anxiety.  She had spotted a house that matched very well with our wish lists.  In her phone calls to the listing agent, she found out that an open house scheduled for the previous weekend had been postponed for a week for a reason that had nothing to do with the house.  Also, she discovered that the sellers needed to sell quickly.  By immediately seeing and bidding, we were able to purchase a terrific house at the end of a quiet cul-de-sac in a school and commuter friendly location for below the assessed value.  The purchase was made without having to compete against other bidders even though it was a sellers’ market.  Clearly, not all deals will be this sweet, but it was Emily’s experience, precision, and bidding skill that spotted and maximized our opportunity.

 Emily and Long and Foster’s full service closing support was excellent.  Inspections, financing, and other logistics went smoothly.  Emily provided helpful guidance with respect to some improvements and alterations we were considering.
